Lahore property checklist

Invest with clear questions, not guesswork.

Use this practical checklist to compare a Lahore property, understand the documents and costs, and ask for the facts that matter before you decide.

01

Confirm the exact project and approval status

Ask which authority regulates the specific scheme or building, and request its current approval/NOC documents. For schemes under LDA, check the scheme and approved area or blocks in LDA’s directory. A scheme listing is not a substitute for checking the exact plot, unit, phase and seller.

02

Match ownership, records and possession

Match the seller’s identity and authority to sell with the property records. For land records covered by Punjab’s system, ask which Fard, registry or mutation record applies and verify it through the relevant official channel. Confirm the unit or plot number, area, boundaries, dues and possession status in writing.

03

Calculate the full cost, not only the booking amount

Request a dated written schedule showing booking, confirmation, installments, possession payments, transfer and documentation costs, taxes, utility or development charges, maintenance and late-payment terms. Compare the complete payable amount and due dates before signing.

Review current FBR guidance
04

Stress-test rental and resale assumptions

Treat projected rent or resale value as an estimate, not a promise. Ask how the estimate was reached, compare similar nearby units, allow for vacancy and maintenance, and check how easily the unit could be resold. Keep written evidence for any return figures you use.

05

Use a documented payment and transfer process

Confirm the payee, account ownership, receipts, refund or cancellation terms, transfer steps and the documents you will receive. Avoid relying on verbal assurances; have the final agreement and costs reviewed by a qualified local professional.

06

If you live abroad, confirm the remote process

Agree how identity checks, powers of attorney, site updates, payments and handover will work before committing. The State Bank’s Roshan Apna Ghar information describes a digital property and housing-finance route for eligible non-resident Pakistanis and POC holders; check current eligibility and bank terms directly.
