Terms & Conditions of Construction Contracting

1. Scope of Turnkey Construction Agreement

All construction contracts executed by Ahmad Builders & Real Estate operate under a legally binding, milestone-based contract. The scope encompasses soil investigation, architectural submission to Bahria Town authorities, excavation, grey structure, finishing, and final key handover.

2. Material Specifications & Quality Guarantee

We guarantee the deployment of verified, laboratory-tested materials:

• Steel: Prime Grade-60 deformed steel rebars from certified mills.
• Cement: Fresh factory-direct OPC / SRC from top manufacturers.
• Brickwork: Awwal (Grade-A) kiln-fired clay bricks.
• Finishing: As approved in the client’s bespoke Bill of Quantities (BOQ).

3. Milestone-Based Escrow Payments

Payments are linked strictly to physical verifiable stage completions: (1) Foundation & Plinth Level, (2) Ground Floor Roof Slab, (3) First Floor Roof Slab, (4) Grey Structure Finishing, (5) Plaster & Plumbing, (6) Tile & Woodwork, (7) Final Paint & Commissioning.

4. Real Estate & Plot Transfer Policy

All plot sales, purchases, and commercial transfers conducted through Ahmad Builders & Real Estate undergo mandatory title deed verification at the Bahria Town head office before any financial earnest deposit is exchanged.

5. Structural Guarantee

Ahmad Builders provides a 10-Year Structural Integrity Warranty for all full turnkey constructed homes, covering RCC foundations, columns, and beams under standard residential usage conditions.
